PROJECT: This remodel was all about fixing several leaks that wouldn't go away.
PROCESS: We had to remove the stone and brick around the windows, the metal roof, the asphalt roof and the weather stripping within the windows. When we removed the brick and stone from around the window, we found that the flashing and weep holes were done incorrectly and there was no window tape.
When we removed the asphalt roof, we realized that there was no ice and water shield around the dormers and other penetrations. When we removed the metal rood, we realized that the metal flashing transition between the metal roof and the asphalt roof was not done correctly, 3" reveal instead of 10" reveal. And the 3" reveal was cut in many places allowing the water to enter. And the window weather stripping was worn out from 10 years of operation.
RESULTS: We were disappointed to realize that on this higher end home, so many corners were cut. These small cost items and knowing proper building technics could have saved the customer many years of frustration and would of created a better reputation for the builder.
